When a Canggu Lease Expires

There is no single law that tells you what happens on the day a Canggu lease runs out. The contract you sign at the start is also the document that governs the end, and buyers who skip that page find out the hard way what it does not cover.

No Register Exists at the End

A buyer nearing the end of a lease often looks for an official record of what comes next. None exists.

Hak Sewa was never entered on a BPN register in the first place, so the akta signed at the start remains the only document that governs what happens at the end, per BaliPropertyRules. Whatever wasn't written into that agreement on day one is not going to appear from anywhere else on the last day.

The Contract Decides the Villa's Fate

Ask what happens to the building itself and the honest answer is: whatever you signed up for at the start.

There is no single statutory default covering this. Unless the lease specifies compensation, a buy-back arrangement or removal rights, what happens to the villa at expiry is left to private negotiation between landowner and leaseholder, per Withasa's guide to the process. A buyer who assumes the building simply reverts to them, or that they'll be paid out automatically, is assuming a right the contract may never have granted.

Renewal Only Exists If You Wrote It In

Some buyers treat a lease like it renews itself. It does not, unless the paperwork says so.

Hak Sewa carries no statutory extension right at all; whether a lease can run longer is purely a matter of what the original contract allowed.

When the Landowner Sells or Dies

The landowner is a person too, and people sell land and pass away. Your lease does not automatically follow either event the way a registered title would.

Because that lease sits outside any land register, whether it survives a change of ownership or an inheritance comes down to whatever the agreement itself says about succession. Reselling Means Reselling Fewer Years

A lease you bought with 25 years left does not stay a 25-year lease forever. Every year that passes is a year a future buyer will not get.

  • Disclose the exact years remaining, not the headline term the villa was originally sold under.
  • Check the transfer clause before listing, since some leases restrict who the remaining term can be sold to.

What to Get in Writing Before You Sign

None of the above is a reason to avoid leasehold. It's a reason to read the contract like it's the only protection you'll ever have, because it is.

Before you commit to a Canggu lease, get clear, written answers on:

  • What happens to the building at expiry: compensation, buy-back or removal.
  • Whether a renewal option exists, and on what terms.
  • Whether the lease binds a new landowner or the landowner's heirs.
  • Whether, and to whom, you're permitted to resell the remaining term.

Get your own notary to read the draft before you pay anything, and ask them to flag any of these four points the contract leaves silent.
